Maybe the situation was laughable! Claiming I could be a property investor with the huge loans and heavy credit cards I was struggling to pay; I was squatting rent-free in my little brother's flat, and my credit rating was so poor that I couldn't even open a current account!

I was on a downer and it would have been easier to give up the idea altogether.

How Did I Turn It All Around?

The Million Dollar Question!

I did everything I could to make sure the odds stacked up in my favour. I took seminars, I grilled all of the experts out there, I studied everything there was to read. I infiltrated every major organisation out there.

I borrowed stuff from other property investors. Where their techniques had failed, I was able to put them to greater use because of the broad scope of my learning. Where they were successful, I either adopted their strategies or sometimes just stole them outright!

Most importantly, I kept trying different things. I made mistakes, and refined my strategies. I kept studying and found that the most innocuous techniques for other investors would be like gold dust when applied to the power already at my disposal.

The result: I am now sourcing amazing deals - all at least 30% Below Market Value on a consistent basis, buying several No Money Down properties every month with thousands of pounds of equity locked into them, and producing me a positive cashflow.

In addition to my portfolio, I've now built a set of strategies that work right now in the current market - right in the middle of the credit crunch! In fact they work because of the credit crunch, rather than in spite of it.

The rate of my success has alarmed even me! I'm still buing properties for myself and my clients even in the current market conditions!

Why?

Let's look at it. The property market has dropped 20% in the last year - so when you're buying property investment deals at 25%-30% off their current value, then these deals are 45%-50% of their peak values in July 2007!!!

I've bought over 50 properties. I'm now constructing personal portfolios for my portfolio-building clients who want portfolios of 5 or 10 positive-cashflowing properties built for them in a short timeframe.

And the only way I'm able to do this is with the expenditure I've built up in this period of time.

I don't wish to boast, but shilst estate agents are going bust, mortgage brokers are also having a really hard time of it - business for me an my team is flourishing and we're agreeing ridiculously discounted deals out there.

And this is all while I adhere to the Code of Conduct myself and my business partner wrote which dictates that we operate according to the highest of ethical standards!!!

They start speculating, and buying property because they've been taught to take action. But then find themselves at the mercy of interest rate rises or adverse market conditions.

They spend a fortune on seminars only to realise that they've never been taught to find great deals. They've only been taught to rely on other peoples' hand-me-downs - including those of the companies that taught them in the first place!

If you don't feel it's still possible to find great deals on a consistent basis, you'll only ever find yourself dabbling. How will you ever be able to give up your 9-5 and become a full-time property investor? Because you haven't learned how to find these great deals here in the UK you might consider joining the hordes investing in property abroad!

You might start investing in Bulgaria, Brazil, Spain, Morrocco! But if your boiler breaks down, you can't really just fly over to Brazil to fix it! You can't vote in that country and the locals who do vote resent absent foreign property investors! You've a language that you don't understand, a legal system you don't understand, and you're relying on these same local people to manage your property!

Don't get me wrong - there's absolutely nothing wrong with investing in these countries, but expect your risk to skyrocket! Surely the real answer would be to work out how to successfully invest in your own country first?

Imagine being consistently able to get hold of properties that are 25%, 30%, 35%, 40% below market value right here in the UK! How do you think that would radically transform your success in property by making your profit when you buy the property? Imagine being able to buy property without even the need to raise a deposit! How quickly do you think you could give up the job and become financially free if you could forget about raising deposits for any house that you bought?
